Golden Mile Complex, an iconic 16-storey building located at 5001 Beach Road in Singapore, has been a focal point of architectural and cultural significance since its completion in 1973. Designed by DP Architects, it was one of the first large-scale, mixed-use developments in the country, integrating residential, commercial, and entertainment spaces. Over the years, it became a vibrant enclave for the Thai community, housing numerous Thai eateries, shops, and cultural establishments.
Recognizing its historical and architectural value, the Urban Redevelopment Authority (URA) gazetted Golden Mile Complex as a conserved building in October 2021. This conservation status aimed to preserve its distinctive terraced profile and Brutalist architecture while allowing for adaptive reuse. To facilitate its redevelopment, URA offered incentives, including a partial development charge waiver and the possibility of lease renewal to a fresh 99-year term, subject to specific conditions.

In May 2022, a consortium comprising Perennial Holdings, Sino Land, and Far East Organization acquired Golden Mile Complex for S$700 million. This marked Singapore's first collective sale of a large-scale strata-titled conserved building. The developers expressed their commitment to "sensitively restore" the building, retaining its key features and signature terraced profile, while transforming it into a mixed-use development with office, retail, and residential components.
In August 2024, URA granted permission to the developers to add four storeys of office space to the existing structure and to construct a new 45-storey residential tower named Aurea, comprising 188 condominium units. Aurea will be connected to the original building via a link bridge, integrating the new and old structures. The combined development, now referred to as The Golden Mile, will feature a total gross floor area of approximately 79,577 square meters, encompassing commercial, residential, and communal spaces.
The en bloc sale and subsequent redevelopment have significantly impacted long-time tenants and patrons of Golden Mile Complex. Many businesses, particularly those catering to the Thai community, have had to relocate or close, leading to the displacement of a cultural hub that had thrived for decades. The developers have indicated plans to incorporate elements that honor the building's heritage, aiming to retain its cultural significance within the new development.
The en bloc sale and redevelopment of Golden Mile Complex represent a pivotal moment in Singapore's urban landscape, balancing heritage conservation with modern development. As the transformation progresses, it remains to be seen how the new Golden Mile will integrate its storied past with contemporary aspirations, contributing to the evolving narrative of Singapore's architectural and cultural identity.
